Keep the rental story together
Organise the agreements, rent received, bank entries and property-related expense records for the period concerned. Identify which property each item relates to and flag any gaps. These records help an adviser understand the activity; keeping an expense record does not establish that the cost is tax-deductible.
Check the treatment before choosing a route
The MTCA describes TA24 as a route for those who opt for final withholding tax on rental income, with different application routes for individual residents and other taxpayers. That does not establish which treatment is appropriate for a particular landlord. Bring the relevant year, ownership details and any existing tax correspondence to the discussion.
Explain how the property is let
Describe whether the letting is residential, commercial or visitor accommodation. Different activities can raise different questions. Tourist accommodation may also involve environmental contribution obligations; those should be considered separately from preparing rental accounts. Lotus can discuss the accounting and tax support appropriate to the activity.
